Investing in today’s Scottsdale AZ real estate is a matter of timing.  Many home buyers across the country are sensing that now is a great time to buy a home, since many factors are keeping purchasing real estate affordable for the time being.  Low mortgage rates, tax incentives and low home prices all add up to one great deal for the person who can afford to buy a Scottsdale home.

The end of last month marked the end of the government’s involvement in purchasing mortgage-securities, and the end of this month marks the finish of the home buyer tax credit extension.  The government has helped to make buying homes incredibly affordable for many people, and when it pulls out of real estate, the deals may not be as sweet.

Likewise, home values have remained low for quite some time, dropping dramatically when Arizona foreclosures began springing up.  Can home prices keep dropping?  In some parts of the country, real estate values appear to have stabilized, and some areas are even showing small increases in home prices.  Home prices are fore-casted to stabilize and stay level for some time before heading upward, but it is likely that they will stop dropping much more.

The feeling is that foreclosures are subsiding in the Phoenix Area.  The incredible increase in foreclosure activity that hit the United States hard over the past couple of years was a huge catalyst for falling home prices, as well as a staggering hit to the national real estate market as a whole.  The decrease in foreclosures for the end of 2009 that has been reported is good news for all.  As foreclosures start to disappear Phoenix AZ real estate values will be less affected.

The Mortgage Bankers Association reported on Friday that there was a decrease in foreclosure applications for the last quarter of 2009.  This was particularly good news considering the fourth quarter typically sees a rise in foreclosures due to heating costs, according to the MBA.

While foreclosures will still be coming the decrease appears to make the problem improving or, at the very least, not getting worse.  The nation’s employment numbers need to improve before we are out of the woods but slowly and steadily we are climbing out of the recession and real estate is taking baby steps toward a solid recovery.
